Project Description: On October 18, 2007, the City of Los Angeles Community Redevelopment Agency certified the Environmental Impact Report (EIR) for the Sunset and Gordon Mixed-Use Project (“CRA Approved Project”). The Certified EIR analyzed the development of a 324,432 sf project including: 311 multi-family residences, 53,500 sf of commercial space consisting of 40,000 sf of office and 13,500 sf of retail (including 8,500 sf of restaurant uses), 508 parking spaces, a 21,177 sf public park, and two supergraphic signs. The CRA Approved Project included a 23-story structure (260 feet high above grade) with an 18-floor residential tower above a five-level above grade podium structure.
5929 Sunset (Hollywood), LLC (the “Applicant”) proposes to modify the CRA Approved Project to allow for the development of 299 residential apartment units, including 284 market rate units and 15 affordable housing units, 46,110 sf of commercial space comprised of 38,440 sf of office, 3,700 sf of restaurant and 3,970 sf of retail (including up to a 1,475 sf coffee shop), an 18,962 sf public park and one supergraphic sign (the “Modified Project”). In total, the Modified Project will contain 324,693 sf of floor area. The Modified Project will include a 22-story structure consisting of an 18-floor residential tower above a four-level above-grade podium structure containing at least 428 parking spaces.
Approvals for the Modified Project would include, but may not be limited to: (1) Certification of a Supplemental EIR; (2) General Plan Amendment; (3) Vesting Zone and Height District Change; (4) Conditional Use Permit to allow sale of a full line of alcohol; (5) Affordable Housing On-Menu Incentive in conjunction with Affordable Housing Reduced Parking Option 1; (6) Project Permit Compliance for one Supergraphic Sign; (7) Site Plan Review; (8) Vesting Tentative Tract Map; (9) Permits for demolition, excavation, shoring, grading, haul route, foundation, building, and tenant improvements; and (10) Other permits and approvals as to be requested or as deemed necessary including without limitation CRA/LA approval of an amended Owner Participation Agreement and Site Plan Review. In addition, the Applicant may seek approval of an ordinance to reduce the clear space required at structural elements in the parking structure and to allow up to 66% of the parking stalls to be compact parking stalls to increase the available on-site parking supply.
